Een villa kopen op Bali is spannend\u2026 maar wat zijn de belastingvoorwaarden?<\/b><\/h2>

Het kopen van een villa op Bali is een spannend en vaak winstgevend avontuur. Maar naast de droom van zonsondergangen en huurinkomsten, komt er altijd \u00e9\u00e9n cruciale vraag naar boven: <\/span>Met welke belastingen moet een buitenlandse investeerder rekening houden?<\/b><\/p>

Goed nieuws: het Indonesische belastingstelsel is <\/span>flexibel en relatief gunstig<\/b>Slecht nieuws: het is vaak <\/span>verkeerd begrepen<\/b>, slecht uitgelegd en te vaak genegeerd.<\/span><\/p>

Hier is een <\/span>duidelijk en actueel overzicht<\/b> van de belastingverplichtingen die een buitenlandse investeerder in 2025 kan verwachten.<\/span><\/p>

1. Verwervingsbelasting: BPHTB<\/b><\/h2>

Bij de aankoop van een woning (zelfs bij erfpacht) moet u de volgende kosten betalen: <\/span>BPHTB<\/b> (Bea Perolehan Hak atas Tanah dan Bangunan), het equivalent van een onroerendgoedbelasting.<\/span><\/p>

  • Tarief: 5%<\/b> van de waarde van het onroerend goed (vaak gebaseerd op de offici\u00eble taxatie of contractwaarde)<\/span>

    <\/span><\/li>
  • Betaald door de koper<\/b>

    <\/b><\/li>
  • Soms onderhandelbaar tussen koper en verkoper, afhankelijk van de lokale praktijk<\/span>

    <\/span><\/li><\/ul>

    \ud83d\udfe1 <\/span>Let op: bij leasehold aankopen kan deze belasting worden aangepast, maar u dient er nog steeds rekening mee te houden.<\/span><\/i><\/p>

    2. Huurinkomstenbelasting<\/b><\/h2>

    Als u uw villa verhuurt, genereert u inkomsten <\/span>belastbaar in Indonesi\u00eb<\/b>, zelfs als u een buitenlander bent en betalingen in het buitenland ontvangt.<\/span><\/p>

    Er zijn twee hoofdopties:<\/b><\/h3>

    a. Via een bedrijf (PT PMA)<\/b><\/h3>

      • Vlakke belasting van <\/span>10 tot 20%<\/b>, afhankelijk van de overeenkomst<\/span>

        <\/span><\/li>
      • Minder flexibel in belastingplanning, maar in eerste instantie gemakkelijker te implementeren<\/span>

        <\/span><\/li><\/ul>

        \ud83d\udd0d <\/span>Tip: Vraag altijd een duidelijk contract aan bij uw beheerder en controleer of uw huurinkomsten op de juiste manier worden gerapporteerd.<\/span><\/i><\/p>

        3. BTW (PPN) op bepaalde nieuwe eigendommen<\/b><\/h2>

        Voor villa's die zijn <\/span>nieuw gebouwd en sleutelklaar verkocht door een bedrijf<\/b>, <\/span>BTW van 11%<\/b> kan van toepassing zijn.<\/span><\/p>

        • Heeft vooral invloed op de ontwikkelingen bij \u2018beleggers\u2019 met beheerde diensten<\/span>

          <\/span><\/li>
        • Controleer altijd of de prijs klopt <\/span>netto of bruto<\/b> (vaak niet duidelijk vermeld\u2026)<\/span>

          <\/span><\/li><\/ul>

          4. Jaarlijkse onroerendgoedbelasting: Pajak Bumi dan Bangunan (PBB)<\/b><\/h2>

          Dit is de jaarlijkse grond- en bouwbelasting. Het is <\/span>zeer betaalbaar<\/b> volgens internationale normen.<\/span><\/p>

          • Berekend op basis van de <\/span>offici\u00eble kadastrale waarde<\/b> van grond en gebouwen<\/span>

            <\/span><\/li>
          • Meestal tussen <\/span>IDR 500.000 en 3.000.000 per jaar<\/b> (~$30 tot $180) voor een standaard villa<\/span>

            <\/span><\/li>
          • Vaak betaald door de bewoner (u of uw bedrijf) en <\/span>niet automatisch inbegrepen<\/b>

            5. Vermogenswinstbelasting bij wederverkoop<\/b><\/h2>
